Whether you’re a community manager or a board member, running a homeowners' or community association has never been an easy job. There’s always a capital project to fund, a contractor to hire, a dispute to resolve, a leak to repair...the list can feel endless. Add to all that concerns about rising costs, supply chain issues, and other challenges…it can be quite a ride.
That’s why CooperatorEvents is so excited to be back at the Las Vegas Convention Center on Tuesday, April 4 from 10am-3:30pm for this spring’s Las Vegas Expo, and we think you will be too. Visit lvcondoexpo.com to register (did we mention the show is FREE to attend?), find out who’s exhibiting, view the floorplan, and plan your day at the show. Of the many hard lessons the last couple of years have taught us, the importance and value of real human connection is among the biggest—and the Expo has always been about connection. There’s just no other event that puts you right in front of the vendors and service providers your building, HOA or community association needs every day, all in one place—and for FREE! You can put faces to names you’ve known for years, network with peers and colleagues, shop for services, learn about the latest multifamily innovations, and attend free seminars led by industry pros at the top of their game. You can also see the seminar schedule and get detailed descriptions of what each panel will be discussing, to further optimize your time. This year's slate of educational programming includes:
10:30am - 11:30am, Room 1
Conservation and Use of Our Precious Resource
Sponsored by: Las Vegas Valley Water District/Southern Nevada Water Authority - Speaker: Patrick Watson
The realities of climate change are also changing the way Nevadans approach landscaping and lawn care - especially those living in multifamily communities like condos and HOAs. Several recently passed laws aimed at reducing nonessential water use have major implications for how association boards and property managers take care of their green spaces, including AB356, which prohibits the use of Colorado River water to irrigate nonfunctional grass starting in 2027. This presentation will discuss the law, as well as incentive programs like the Water Smart Landscapes rebate, and offer tips on how to replace thirsty grass with native plants and ground cover that look great without constant watering.
11:30am - 12:30pm, 1 Hour CE.0498000-CAM Credit -Room 2
The Value of Getting Educated About Asphalt Pavement
Presented by: Holbrook Asphalt - Speaker: Bryce Schall, APM
When getting estimates to have their private streets worked on, many board members tend to fixate on the price, rather than what really needs to be done, and what work the quote actually includes. It is important to truly understand the process, and not just the sales pitch. This one-hour seminar will help directors and managers do that, and make the right determinations for their association.
12:30pm - 1:45pm, CE.0493000-CAM 1 HR LAW AND LEGISLATION CREDIT - Room 1
NRS 117, NRS 81, NRS 82 & APPLICABILITIES OR NOT.
Presented by: Community Association Solutions - Speaker: Sara E. Barry
These statutes are referenced in the governing documents of many HOAs in Nevada, and yet NRS 116 and NAC 116 take precedence over these statutes in most cases. In this course, Ed Song, Esq. will explain what is applicable or not, and help your board and association clear this hurdle when it appears.
1:45pm - 2:45pm, CE.0402000-CAM 1 HR- GENERAL CREDIT - Room 2
RESERVE FUNDS 101: A QUICK GUIDE TO INVESTING
Presented by: CIT Bank LLC - Speaker: Chuck Balacy
Your association's reserve fund is arguably its most valuable asset; in addition to enabling crucial capital projects to be carried out properly and in a timely manner, reserve funding also impacts the borrowing ability of the association, and of individual buyers and residents. Investing your reserves prudently is key to ensuring that funds are there when you need them most - so it's vital that your HOA's board members understand the state statutes and other rules governing how those accounts are managed. This class will discuss that, and will familiarize board members and managers with the different types of coverages, and how to protect their reserve funds. It will also outline financial best practices, useful resources, and investment strategies, and will give a comprehensive overview of the most common investment tools boards should know in order to keep their associations solvent and ready for their next big project.
2:45pm - 3:30pm, Room 1
Defusing Conflict in Communities
Presented by: CooperatorNews Nevada

Come learn how industry pros deal with 'difficult' personalities in a multifamily context while staying positive, productive, and professional, and what resources exist to help resolve conflict without resorting to litigation.
